Multiplex Global, a leading worldwide construction company, was commissioned to develop and build the new headquarters for their client at Tower 1 Capital Square in Perth. The first of three buildings erected on the Old Emu Brewery site on Mounts Bay Road, this iconic high-rise is located in the very heart of the city’s central business district, and boasts panoramic views of the Swan River, convenient access to transport and a vibrant array of restaurants, cafes and shops nearby.
Spanning approximately 55,000 square metres and towering 32 floors above Perth’s bustling streets, this landmark project aimed to create a contemporary office space that would cater to the needs of Cushman & Wakefield’s tenant, one of the largest Australian petroleum exploration and production companies. Their vision was to establish an innovative and captivating workplace that would prioritise the well-being of their 3,000 full-time staff members.
The building has been designed with innovation and world-class standards in mind, and features state-of-the-art infrastructure that ensures an optimal work environment for employees, while emphasising energy efficiency and environmental sustainability. The space has been designed around an open plan layout with over 60 different work set-ups, and has been fitted out with connected technology, flexible meeting spaces and extensive wellness facilities. In fact, in the first fit-out of this kind in Australia, Unispace allocated a dedicated wellbeing floor designed to foster rest and relaxation.
As part of creating a modern workplace environment that fosters wellbeing, productivity and happiness of its workforce, Unispace recognised the importance of providing high-quality drinking water for the employees. With the building awarded an outstanding 6 Star Green Star rating for office design from the Green Building Council of Australia (GBCA), it was paramount to provide the best water filtration systems that would encourage staff to make healthier choices throughout the day.
In addition, Unispace wanted to incorporate an inclusive approach, ensuring disability-accessible filtered chilled, sparkling, and hot water in designated locations throughout the building. Moreover, they sought to maintain the operational functionality of filtered water systems across all 26 floors.
Billi Australia, a renowned provider of innovative drinking water systems, was engaged to address the hydration requirements at Tower 1 Capital Square Perth. Billi was tasked with installing a total of 84 units throughout the building, and following a process of quantified observation, they introduced an appropriate plan for a scheduled replacement to accommodate high-volume hydration points, as well as the supplementary locations.
To ensure that the instant sparkling drinking water systems maintain an optimal carbonation level and outstanding performance long-term, Billi offered the option to rent the CO2 bottles and then have them regularly refilled and replaced by an accredited technician. For this crucial aspect of the service, Billi partnered with a nationally recognised gas supplier, CoreGas, to facilitate and coordinate efficient and timely CO2 supply and refill.
By offering a refillable CO2 plan, Billi delivered a convenient and sustainable solution that reduced waste and landfill impact. This was further augmented by the fact that the cylinder capacity provided by Billi’s solution was more than twice that of disposable options.
By opting for Billi’s solution, Unispace embraced an environmentally-forward approach and ensured a seamless supply of sparkling water throughout the building. Billi’s service technicians maintained the operational functionality of the water filtration systems across all floors, meeting the high standards set for Tower 1 Capital Square. This collaboration successfully addressed the challenge of providing accessible, high-quality drinking water. In that, Billi’s services contributed to the building’s 6 Star Green Star rating and highlighted their dedication towards environmental responsibility and the occupants’ well-being, setting a new benchmark for future workplace developments.
