Aurora Apartments is a 20-storey residential building in the Melbourne suburb of St Kilda. Following the 2014 fire in the Lacrosse residential development on the fringe of Melbourne’s CBD, the Owner’s Corporation of Aurora Apartments undertook core testing of the cladding used on its own property. The outcome of this testing found the cladding was Expanded Polystyrene (EPS) panels, an extremely dangerous and highly combustible material used in many mid-to-low-rise residential and commercial buildings.
Upon discovering the type of cladding, the Aurora Owner’s Corporation was notified the buildings’ insurance premium would increase by 500 per cent. However, if the cladding were to be replaced with non-flammable cladding, the insurance premium would reduce and remain the same as before.
Works on the Aurora Apartments started in April 2019 and were completed in September 2019 with minimal disruption to occupancy. Upon installation of the Kingspan Evolution wall panel system, the Aurora Apartment Owner’s Corporation was advised that the insurance premium would be decreased by $140,000.
