The Social Quarter is Chadstone Shopping Centre’s new dining and entertainment precinct and “All-seasons playground”. It is the first development in Australia to achieve a Green Star Designed assessment using the new Green Star Buildings tool and is poised to receive a 5 Star Green Star Buildings rating. The project incorporates innovative features such as a 199KW Solar Photovoltaic (PV) system and a naturally ventilated common area and winter garden with a biophilic design to enhance the customer experience.
As part of this transformative project, the client sought to create a vibrant and inviting space within the new Social Quarter. With sustainability, community liveability and customer experience as primary objectives, they needed an environmentally responsible solution that could efficiently regulate airflow, ensure optimal comfort, and enhance safety measures within the premises.
To address the client's needs, Safetyline Jalousie louvre windows were selected for installation in the common area to complement the aesthetic vision while delivering practical benefits. The motor-controlled louvres, seamlessly integrate with the Building Management System (BMS), to allow for precise airflow adjustments on an elevation-by-elevation basis. This feature enables facility managers to tailor ventilation levels to meet specific needs at different times of the day and in different weather conditions. Additionally, the louvres are also equipped to respond to a general fire alarm signal by automatically closing upon activation, enhancing the overall safety of the premises.
The decision to use Safetyline Jalousie louvres for the Social Quarter at Chadstone Shopping Centre offered numerous benefits. From the early design stage, the louvres could be customised to meet challenging design requirements, ensuring seamless integration into the architectural vision of the project. Supplied as complete prefabricated and glazed units, they streamlined the installation process, reducing both time and cost while minimizing construction waste.
The ongoing benefits for the client, and visitors of the social quarter, are the dual purposes the Safetyline Jalousie louvres serve in controlling natural ventilation for occupant comfort and indoor air quality control, while also integrating seamlessly with the fire alarm system to enhance safety in the event of a fire.
Their motorized operation, coupled with their ability to respond to environmental and safety triggers, makes them a versatile and reliable ventilation solution for modern commercial spaces
