Universal Homes appointed Construkt to design 39 homes at Hobsonville Point in Auckland’s upper harbour.
Located at a prominent and central position of the Buckley Precinct on the southern side of Hobsonville Point Road, the development consists of a mix of terraced homes and garden apartments ranging from single-bedroom dwellings to three-storey, six- bedroom homes. House sizes range from 62 to 305sqm on sections up to 290sqm. In keeping with the overall vision for Hobsonville Point, the variety of designs caters to differing budgets and lifestyles, including a portion developed specifically for affordable homes.
The brief for Lots 26-29 called for a block of three and four-bedroom terraces with attached double garages, and simple roof forms.
The design of the block comprises two typologies (with larger end units) mirrored between Lots 27 & 28. The units front Mapou Street to the south and have their generous, private outdoor courts directly off the living room to the North.
An essential driver for the design was to primarily articulate both street façades with balconies and full height glazed units to both levels creating an assured rhythm of bold gabled frontages punctuated with deep, dark reveals. The units present and address the street confidently whilst also providing ample passive surveillance.
The integrated double garaging enables positioning of the stair core to be in line and at the front of the unit providing a brilliant double height glazed entrance. The ground floor offers flexible living with a generous centralised kitchen, dining and interchangeable living and family rooms. The end units have the dining open directly onto a small court which links both the front and rear yards.
