Accorded the highest A1 grading from the Building and Construction Authority (BCA) for both general building and civil engineering projects, we are qualified to undertake public sector construction projects with unlimited contract value. Over the years, technology adoption has been the cornerstone of our organisation. Keeping abreast of industry trends, we pride ourselves on being pioneering experts in leading-edge construction technologies such as advanced pre-cast, Prefabricated Prefinished Volumetric Construction (“PPVC”), Prefabricated Bathroom Units (“PBU”), Building Information Modelling (“BIM”), Virtual Design Construction (“VDC”) and Mass Engineered Timber (“MET”) amongst others. Furthermore, our Manufacturing Execution System (“MES”) platform, TS Connect, is but one of our digital initiatives we are gradually rolling out to strengthen our production capabilities and enhance competitiveness. Tiong Seng’s second engine of growth is its niche real estate developments in the People’s Republic of China (“China”) and Singapore. On top of our ongoing China projects in Tianjin and Suzhou, we have made headway in the Singapore property market with the acquisition of landbanks in the prime district 9 and 10. In addition to being at the forefront of an increasingly future-ready construction environment, we have repackaged and scaled our extensive suite of construction innovations to provide Engineering Solutions beyond our shores. With this asset-light business model as the impetus, we are well-positioned to capture a vast landscape of untapped opportunities both locally and abroad as part of our internationalisation efforts to drive future growth. HISTORY The history of our group dates back to 1959 when Tiong Seng Contractors was established. Since then, we have grown as a company to get to where we are today. Find out more about our journey and the milestones we have accomplished: 1959 Tiong Seng was founded in 1959 from a partnership between Mr Pek Ah Tuan from Peck Tiong Choon, and Mr Lee Tuan Chay from Song Hup Seng. Prior to the establishment, both Pek Ah Tuan and Lee Tuan Chay already had established close business ties with one another. In the early years, Tiong Seng was involved in earthworks and excavation work. Projects undertaken by the organisation in its early days included those from the public sector, which were instrumental in developing modern Singapore today. In the 1970s, the organisation expanded into civil engineering. Tiong Seng contributed to Singapore’s infrastructural development, building roads and bridges, and laying sewage pipes. The organisation was involved in the building of Singapore’s first highways and expressways. In the 1980s, Tiong Seng grew to take on larger projects  It built Gate 2, the largest and most advanced of the four new gates commissioned by the then Port of Singapore Authority, for its Tanjong Pagar Terminal. It was also in the 1980s that the organisation undertook government building projects such as schools and HDB flats, morphing from a sub-contractor into a provider of design and turnkey construction. 1985 Expanding Overseas The roots for Tiong Seng’s real estate venture into China started in 1985 when its sister company, Peck Tiong Choon, explored real estate development in Xiamen, China. The venture into Xiamen laid a solid foundation for Tiong Seng’s eventual expansion into China. This coincided with the rapid development and liberalization of the Chinese economy which helped grew Tiong Seng’s real estate operations in the country. The organisation now has real estate projects in Tianjin, Suzhou and Yangzhou. Tiong Seng’s overseas expansion was not only for its real estate business. Since 1989, its construction arm has also ventured into various overseas markets such as India, Papua New Guinea (PNG), the Middle East, Vietnam and Laos.  The organisation also built its first hotel construction project, the Meritus Hotel in Shantou, China in the late 1990s. 1997 First Private Condominium Project In 1997, the organisation ventured into building private condominiums with its first project Guilin View, a condominium in Bukit Batok by City Developments Limited. Since this very first private condominium project, Tiong Seng has been involved in an extensive list of residential and commercial projects, which have helped shape Singapore’s distinctive skyline. 2010 Building Singapore's Iconic Landmarks Through collaborations with our partners, Tiong Seng has developed strong capabilities to build numerous iconic landmarks in Singapore over the years.  Some of these landmarks include hotels & resorts like the Resorts World Sentosa Integrated Resort, Capella Hotel in Sentosa, St. Regis Hotel, and Parkroyal on Pickering.  Other landmarks in the commercial, institutional and industrial space include  One Marina Boulevard, Marina Bay Financial Centre, Home Team Academy, SIM Extension, NTUC Fairprice Hub, JTC Space@Tuas, and many others. 2010 Becoming a Listed Entity Tiong Seng was mainboard-listed on the Singapore Stock Exchange (SGX) in April 2010.  Being publicly listed gave Tiong Seng additional credibility, placing the organization as our client’s choice partner both locally and internationally.  With the SGX imposing stringent criteria onto listed companies, Tiong Seng’s practices are open for the public’s in-depth scrutiny.   This full disclosure and transparency resulted in clients, business partners and employees putting full faith and confidence in the organisation. 2012 Singapore's First Integrated Prefab Hub Tiong Seng started adopting the extensive use of precast in its projects since 2002.  Since the adoption of precast, the organisation has reaped extensive benefits of precast technology in improving productivity, safety and quality. This led to Tiong Seng opening Singapore’s first integrated and automated prefabrication plan, the Tiong Seng Prefab Hub in 2012. The Tiong Seng Prefab Hub brings together precast production capabilities, formwork assembly and maintenance, training and research into a single location that drastically improved construction productivity. 2013 First Builder to Attain Singapore Quality Award In 2013, Tiong Seng became the first and by far the only builder to attain the Singapore Quality Award.  This important milestone marks the entire organisation's commitment and dedication towards improving organizational directions, work processes and leadership at all levels to attain stringent Business Excellence standards and benefit from tangible improvements in productivity and cost-efficiency.  This achievement was a monumental milestone for the construction industry as the organization joined an elite group of 60 other organizations who excelled in their individual fields. 2016 Leading in DfMA As an exemplar of Design for Manufacturing and Assembly (DfMA), Tiong Seng innovatively developed patented Lithe™ Prefabricated Bathroom Units (PBU) and Lithe™ Prefabricated Prefinished Volumetric Construction (PPVC), to advance our capabilities in prefabrication even further.  With DfMA, these PBU and PPVC units are done off-site, integrating multiple building trades such as mechanical, electrical and plumbing works, thus ensuring high quality and consistent delivery.  2016 Pioneering Integrated Digital Delivery Platform Digitalisation is an important piece of Singapore’s construction industry transformation map.   Taking bold steps to transform internal processes, Tiong Seng launched an Integrated Digital Delivery Platform.  The platform allowed Tiong Seng to streamline and reinvent internal processes such as re-bars ordering, contract management, business-to-business integration, the tracking of manufacturing and assembly through integrated BIM, and even employee engagement.  Taking bold steps to transform and reinvent ourselves is a hallmark of Tiong Seng’s DNA. In recognition of Tiong Seng’s digitalisation journey, the organisation won numerous BIM awards in Singapore, International buildingSMART awards in 2016 and Singapore International Chamber of Commerce (SICC)’s “Most Scalable Collaboration Award” with NatSteel in 2018. 2019 First Builder awarded the Pinnacle Built Environment Leadership Award (Platinum Star) In 2019, Tiong Seng became the first builder in Singapore to emerge as the top winner of the Building & Construction Authority (BCA)'s pinnacle Built Environment Leadership (Platinum Star) Award.  This award was given to Tiong Seng in recognition of our sustained leadership, excellence and innovation in Singapore's built environment industry.
