YTT  ARCHITECT (YTTA)  was set up in 1995. YT Lim is the Founding Director of YTTA  with 35 years of local & international experience. Following his architectural studies at the National  University of Singapore, YT Lim has worked in various fields with multi-disciplinary exposures in commercial, residential, institutional & industrial projects. The background of vast experience shall greatly enhance the commission's shrewdness, values, or,  fluidity. The first 10 years of practices from 1986 were under different firms in Singapore, Johor Bahru & Kuala Lumpur,  acquiring the essential practice norms. The subsequent years since 1995 were confronted with providing architectural services in an ever-challenging environment.  Over the years, YTTA  had the full realization to provide the important practice axioms of Design Innovations & Aesthetic Articulations, Efficient Project & Contract  Management, Good Value Engineering & Cost Control &, and A High Level Of Client Service Orientation,  to ensure the delivery standards that bring the highest values to a project.  Planning & Building programmes dictate the inter-play of forms, space & functions; time, cost & quality; aesthetic, image & culture, vis-a-vis the values of symbolism and reality - forming the quintessence of a Place to be created. A continuum to search for quality and dignity with good economic sense will be the cornerstone of the project commission. In a  Project Commission, a multi-disciplinary consideration & expertise in master planning, architecture, interiors, and landscapes are explored & conceptualized in projects on varying scales, & around community connectors, social spaces, or values.  YTTA enjoys working collaboratively and imaginatively on a wide range of projects. Clients include healthcare providers, retail and mixed-use developers, residential investors, hotel operators, and educational institutions.  Across design and implementations, YTTA strives to create projects that positively reflect the social, cultural, and environmental values that occupy and inhabit them. YTTA develops bespoke and integrated design solutions, striving to distill innovative architectural typologies that center around social value.
